Lumber, on the January 2027 CME Group contract LBRF27, reaches $496.00 per thousand board feet by December 17, 2026 in the base case, $534.00 in the bull case and $477.00 in the bear case. The base case places one October 30 session range of $9.50 under that session's $505.50 low. Single-family permits at 845,000 and a 30-year mortgage rate of 7.24% are the demand facts. Any one of four signals in the disconfirmation section breaks the path.
Key Levels:
• Lumber: January 2027 CME Globex LBRF27, delayed last $515.00/mbf at 3:59 pm Eastern time on October 30, 2026 — Yahoo Finance

• Major support: $505.50/mbf — October 30 session low on LBRF27, Yahoo Finance
• Major resistance: $515.00/mbf — October 30 session high and delayed last
• Invalidation level: weekly close above $524.50/mbf — one session range above the October 30 last
How a single session range became the measuring stick
The contract is Lumber, CME code LBR, January 2027, symbol LBRF27. CME specifications list 27,500 board feet, a $0.50 tick worth $13.75 and physical delivery, with the last trade at 12:05 pm Central time on the business day before the 16th. For this January that day is January 15. An automated settlements read on November 1, 2026 failed, so the reference last is the delayed $515.00 and every target uses the $9.50 range. The inputs are CB26-162, CB26-174, the Census schedule, the October 19 NAHB index and the October 29 Freddie Mac survey, the same calendar test used in the COMEX copper funds-rate case, the arabica first-notice stock case and the platinum positioning case.
What September housing and the October 30 session printed
January lumber is the CME future LBRF27. Yahoo Finance showed a delayed last of $515.00 at 3:59 pm Eastern time on October 30, 2026, open $514.50, low $505.50, high $515.00, volume 625, for a session range of $9.50. The base case of $496.00 equals that low minus one range. The horizon is December 17, 2026, the Census schedule date for the November New Residential Construction release. Release CB26-162, out on October 20, 2026, put starts at a seasonally adjusted annual rate of 1,221,000, single-family starts at 859,000 and single-family permits at 845,000. Freddie Mac put the 30-year fixed rate at 7.24% on October 29, 2026, down from 7.32% a week earlier and up from 6.17% a year earlier. Those permit and mortgage figures are the demand check on the $515.00 last, and a weekly close above $524.50 ends the base case.

Starts of 1,221,000 sat 5.2 per cent under the revised August estimate of 1,288,000, on a ±11.8 per cent band that includes zero, while permits were 1,400,000 and completions of 1,192,000 sat 14.0 per cent under the September 2025 rate of 1,386,000, on a ±11.1 per cent band clear of zero. New-home sales were 676,000, with 476,000 houses for sale, 8.4 months of supply and a median price of $400,400.
"Housing remains squeezed by supply-side constraints and significant affordability challenges. Demand persists, but higher mortgage rates, elevated construction costs and weaker consumer confidence are keeping more buyers on the sidelines. As a result, buyer traffic has fallen to its lowest level since April 2012, excluding the pandemic's onset in April 2020."

Why the permit pace, rather than a noisy starts print, sets $496
A housing-starts print moves lumber futures when it changes the expected pace of framing, and single-family permits are the cleaner read. Census reported total starts 5.2 per cent below the revised August estimate of 1,288,000, and the 90 per cent interval of ±11.8 per cent includes zero. Single-family starts of 859,000 were 4.6 per cent below the revised August figure of 900,000, on a ±10.0 per cent band that also includes zero. Single-family permits at 845,000, 4.0 per cent below the revised August figure of 880,000, carried no sampling-error band in the release text. The NAHB index fell three points to 29, and buyer traffic fell five points to 18. Permits at 845,000, traffic at 18 and a 7.24% mortgage rate can live with January lumber under the October 30 low, unless permits return to 880,000 or the rate falls below 7.00%.
December 17, 2026 still falls before the January 15, 2027 last trade, so the $496.00 base case is the next range under the $505.50 low. A 7.24% mortgage rate on October 29, still above the year-earlier 6.17%, keeps the demand leg in place. The bear-case rate is a return to the October 15 rate of 7.40%. Completions 14.0 per cent under September 2025 are the supply offset, and the 43% price-cut share says the marginal buyer still needs a concession.
"Mortgage rates have climbed well above 7% in recent weeks, and higher gas prices and inflation have further weakened buyer traffic across much of the country. Though builders are also contending with higher costs for construction loans, building materials and diesel, the Trump administration's efforts to advance regulatory reform are helping to ease some of the cost pressures they face."

Where one session's range stops explaining the board
Census says a trend in total starts can take six months to show, and the step from $515.00 to $496.00 borrows its distance from one session of 625 contracts. Yahoo Finance left the prior-settlement field blank, and CME's 14:59:30 to 15:00:00 Central time settlement window can differ from a last trade, which is why invalidation is a weekly close. Mill curtailments and a winter storm stay open risks.
What would invalidate a move towards $496
The base case to $496.00/mbf breaks if any one of these four signals fires by the December 17, 2026 release:
- Single-family permits at or above 880,000 on November 18 or December 17, the revised August pace, which removes the permit leg.
- A 30-year average below 7.00% on a Thursday Freddie Mac survey before December 17, against the current 7.24%.
- A weekly LBRF27 close above $524.50/mbf, one October 30 range above the $515.00 last.
- November single-family starts at or above 900,000 on December 17, the revised August single-family pace.
Together, the permit signal and the rate signal are the $534.00 bull case. Starts below 859,000 plus a 30-year rate at or above 7.40% are the $477.00 bear case.
The housing prints that fall before January lumber expires
October's construction report is out on November 18, 2026 at 8:30 am, and October new-home sales on November 25. The horizon release is December 17, 2026 at 8:30 am. Freddie Mac's Thursday prints from November 5 through December 10 sit inside that window, against lumber marks of $505.50, $515.00 and $524.50, with LBRF27 listed through January 15, 2027.
TL;DR
Lumber on CME January 2027 LBRF27 has a base case of $496.00 per thousand board feet by December 17, 2026, a bull case of $534.00 and a bear case of $477.00. The stick is the October 30 range of $9.50 around a Yahoo Finance delayed last of $515.00. Census put September single-family permits at 845,000, 4.0 per cent under the revised August pace of 880,000, while starts of 1,221,000 had a confidence interval that includes zero. Freddie Mac's 30-year rate was 7.24% on October 29, 2026. A weekly close above $524.50, or permits back at 880,000, breaks the base case.
FAQ
Which lumber contract is covered?
The contract is CME Group Lumber, code LBR, January 2027, Globex symbol LBRF27: 27,500 board feet, a $0.50 tick worth $13.75, and physical delivery, with the last trade on January 15, 2027. The reference last is $515.00, the delayed figure Yahoo Finance showed for October 30, 2026, after the exchange settlements page blocked an automated read on November 1, 2026.
What did Census report for September housing starts?
Release CB26-162 put September housing starts at a seasonally adjusted annual rate of 1,221,000, 5.2 per cent below the revised August estimate of 1,288,000, and the ±11.8 per cent interval includes zero. Single-family starts were 859,000 and single-family permits were 845,000, 4.0 per cent below the revised August figure of 880,000, stated without a sampling-error band. The October report is set for November 18, 2026 at 8:30 am on the Census calendar.
Why does the horizon run past the next housing print?
The next construction release is November 18, 2026, at 8:30 am, covering October. Census names that date on the September PDF and on its schedule, and October new-home sales follow on November 25. The horizon is December 17, 2026, when November starts are published, because one monthly print often sits inside the sampling noise Census flags for starts. That date still falls before the January 15, 2027 last trade.
What ends the base case before December 17?
A weekly close on LBRF27 above $524.50 ends it on price, that level being the October 30 last of $515.00 plus the $9.50 range. Permits at or above 880,000 end the permit leg, and a 30-year average below 7.00% ends the rate leg, against 7.24% on October 29, 2026. November single-family starts at or above 900,000 would also end it, and any one of the four is enough.
